Optional Damage Waiver - What You Need to Know

We understand that accidents can happen during a stay. To give guests added peace of mind, we offer an optional Damage Waiver that limits liability for genuine accidental damage.

This page explains what the Damage Waiver is, what it covers, and how it works, so you can decide whether it’s right for you.

What is the Damage Waiver?

The Damage Waiver is an optional, non-refundable fee that can be added to your booking.
It is designed to cover minor accidental damage that may occur during your stay.

The waiver is not insurance. Instead, it reduces the amount you may be liable for if accidental damage occurs.

Cost and Coverage

  • Cost: £39.95 per stay (optional)

  • Coverage limit: Up to £250 per stay

  • Applies to: Accidental damage to the property or its contents during your booking

Examples of accidental damage that may be covered include:

  • Broken crockery or glassware

  • Minor damage to furniture caused unintentionally

  • Accidental marks or small breakages

What the Damage Waiver Does Not Cover

The Damage Waiver does not apply to damage or costs arising from:

  • Deliberate, reckless, or malicious acts

  • Smoking inside the property

  • Excessive cleaning beyond normal use

  • Lost or unreturned keys

  • Theft

  • Damage caused by breaches of house rules

  • Damage exceeding the £250 coverage limit

Where damage falls outside the scope of the waiver, or exceeds the covered amount, the lead guest remains responsible for the full cost of repair or replacement.

Do I Have to Take the Damage Waiver?

No.
The Damage Waiver is entirely optional and is not required to complete a booking.

Guests who choose not to take the Damage Waiver remain fully responsible for any damage caused during their stay, in line with our booking terms and conditions.

How Does It Work in Practice?

If accidental damage occurs and you have taken the Damage Waiver:

  1. We assess the damage and determine whether it falls within the scope of the waiver

  2. If covered, costs are applied up to the £250 limit

  3. No further action is required from you unless costs exceed that amount

If damage is excluded or exceeds the coverage limit, we will contact you to discuss the next steps.

How to Add the Damage Waiver

The Damage Waiver can be added:

  • At the time of booking (where available), or

  • After booking by requesting a payment link from us
